The property below almost got passed in at auction. However, it did finally sell at the low price of 750k. 800-850k tops is what ya could of got it for. Never mind, perhaps another opportunity like this will arise in the near future, but I doubt it.

Time is of the essence because this property goes to auction on Friday 29 February 2008 at 10:30am. The large former club building in question is a short distance from the Newcastle CBD. The floor area is approximately 1473sqm and the land area is approximately 2029sqm with an off street car parking capacity of 27. The front portion of the property is currently zoned 3(a) local centre whilst the rear portion of the property is currently zoned 2(b) urban centre. The club went into liquidation and all the furniture has already been auctioned off. There is also a large hall attached on the left side(with bar) with its own entry, as well as access through the club.
My plan is to turn the former club into a social club/community centre, with the hall and possibly other parts of the club available for hire for functions. Truelly make it a social club for "everyone". A place for all sorts of clubs and groups to congregate. A major club house. I myself already have a few groups created that are still in their infancy, which could also benefit from a club house. i.e. http://au.groups.yahoo.com/group/newcastlegaymensclub/ 65 members in the first week and growing, http://au.groups.yahoo.com/group/gatewayhotelcomments/ 102 members in 6 weeks and still growing.
Also, depending on council approval, it would be ideal to have a small managers residence in the premises. I feel the building speaks for itself. Don't miss this unique opportunity. I have no money to contribute to the purchase of this property, so therefore I would be requiring the full cost of the former club property and set up expenses/costs.
Funding permitting, I would also like to make this club an "Environmental Statement". Ideally make it self sustainable. i.e. solar panels on the roof, possibly wind turbines also, solar water heating and water tanks on stands in the car park with car parking underneath so as not to take up any unnecessary space. These ideas could be implemented at a further date, possibly in stages. Hope to hear from any potential investors soon.
