I have a DA pending on a two-dwelling coastal development in NSW and would like to find a sensible alternative to mainstream finance.
Banks tend to favour long term projects to suit their pockets, whereas my project should take 6-8 weeks.
I have various pockets of land in NSW that are ideal for development and am more than keen to make connections with a party that may prefer an ongoing arrangement on further development projects that incrementally increase in size.
This particular site is in a seaside position and is very likely to sell off the plan.
i am willing to listen to all propositions that may lean towards an arrangement where your principal and interest is returned in a lump sum on the sale of one of the dwellings.
I already have a sizeable level of equity in this site, but the original financier was acquired by a market compeitor and brought different conditions. i.e: no construction loans (which to me is unethically shifting the goalposts).
It is a case where i can easily go to a bank and be forced to wade through all their conservative and bureaucratic thought processes, but I want to explore other options that are more expedient.
